SMS Terms & Conditions

These SMS Terms & Conditions govern the text messaging program operated by Royal Mortgage Company, Inc., DBA The Mortgage Company ("we," "us," or "our"). By providing your mobile phone number and checking the SMS consent box on our website, you agree to these terms.

1. How to Opt In
You may opt in to receive SMS messages from The Mortgage Company in the following way:
- Web Form Opt-In: By submitting a contact form on themortgagecompany.com and actively checking the unchecked SMS consent checkbox. The consent text reads: "By checking this box, you consent to receive calls, text messages (including by autodialer), and emails from The Mortgage Company (DBA of Royal Mortgage Company) at the phone number and email provided. This consent is not a condition of purchase. Message and data rates may apply. You may opt out at any time."
All web form submissions are timestamped and logged in our customer relationship management system with IP address, exact consent text version, and submission time, providing a verifiable record of your opt-in.
2. How to Opt Out
You can opt out of receiving SMS messages at any time by replying STOP to any message we send. You will receive one final confirmation message acknowledging that you have unsubscribed and that no further messages will be sent. You may also reply UNSUBSCRIBE, QUIT, CANCEL, or END with the same effect.
Once you opt out, we will not send you further SMS messages unless you re-opt in through our web form.

You may receive messages such as:
- "The Mortgage Company: Hi [Name], your loan application has been received and is under review. We'll update you within 24 hours. Reply HELP for help, STOP to opt out."
- "The Mortgage Company: Reminder — we still need your most recent pay stub to continue processing your loan. Please upload via your portal or reply with questions. Reply STOP to opt out."
- "The Mortgage Company: Confirming your appointment with us tomorrow at 2:00 PM PT. Reply YES to confirm, NO to reschedule, STOP to opt out."
- "The Mortgage Company: Your loan is now in underwriting. Expected closing window: 14-21 days. Questions? Reply or call (888) 452-9001. STOP to opt out."
5. Privacy
Your information will be handled in accordance with our Privacy Policy. Specifically:
No mobile information will be shared with third parties or affiliates for marketing or promotional purposes. All categories of personal information collected through our SMS program exclude text messaging originator opt-in data and consent; this information will not be shared with any third parties.
6. Carrier Disclaimer
Mobile carriers (including AT&T, T-Mobile, Verizon, and others) are not liable for delayed or undelivered messages. Service may not be available on all carriers. Check with your carrier for details.
7. Eligibility
The SMS program is available only to individuals 18 years of age or older with a valid U.S. mobile phone number. By opting in, you confirm that you are the authorized account holder of the mobile phone number provided.
8. Changes to These Terms
We reserve the right to modify or terminate the SMS program at any time. Material changes will be communicated via SMS or posted on this page with an updated "Last Updated" date. Continued participation after changes constitutes acceptance.
